Assumptions & exclusions
- County documentary transfer tax at $1.10 per $1,000, seller-paid.
- No capital gains tax calculated. The federal exclusion on a primary residence is substantial for most sellers, but eligibility depends on your circumstances. Ask a CPA — I'm not one, and this is the number people most often guess wrong.
- No proration of property taxes, HOA dues or rent, which is settled at closing and depends on the date.
- No moving costs, and no cost of your next home.
- If you have a Mello-Roos or PACE assessment, check whether any part must be settled at closing.
It is built for planning and comparison, not for closing. Real figures depend on your lender, your parcel, your insurer and your escrow. Capital gains treatment is excluded entirely and can be significant. Verify against your actual tax bill, your lender's Loan Estimate, and your escrow's settlement statement before you rely on any of it.

Stop before you list. Proposition 19 may let you carry your existing property tax base to your next home anywhere in California — and for someone who bought decades ago, that is very often a larger number than anything on this calculator. The sequence of your sale and purchase can matter.
