What a listing will not tell you
A listing shows the asking price and a property tax rate. In Del Sur, 4S Ranch and Torrey Highlands that misses a Mello-Roos special assessment that can add several hundred dollars a month, for decades — and it appears on no listing and in no national mortgage calculator. Run any house you like through the monthly cost estimator before you fall for it, or read the community guides, which say plainly which places carry an assessment and which do not.
